Staying safe on GhanaDeals
Most advertisers are genuine, but property fraud does happen. These steps protect you whether you are renting a room or buying land.
Before you pay anything
- Never pay a deposit, viewing fee or "inspection fee" before you have seen the property in person.
- Meet in the property itself and confirm the person showing it has the authority to rent or sell it.
- For land, carry out an official search and work with your own lawyer and licensed surveyor before paying.
- Be wary of prices far below similar properties, or pressure to decide quickly.
- Keep payments traceable, get receipts, and sign a written agreement.
Buying land
- Ask for the site plan and the documents the seller relies on, and have your own lawyer review them.
- Conduct an official search at the Lands Commission for the specific parcel before making any payment.
- Use a licensed surveyor to confirm the boundaries and that the site plan matches the land on the ground.
- Speak to neighbours and, where relevant, the family or stool that granted the land.
- Be cautious of land offered at prices far below others in the same area.
Renting
- View the property in person, or ask someone you trust to view it for you.
- Confirm that the person you are dealing with is the landlord or is authorised to act for them.
- Agree the rent, advance and any other charges in writing, and keep receipts for every payment.
What our badges mean
GhanaDeals shows separate trust statuses, such as “Contact confirmed” or “Details checked”. Each one says exactly what was checked. None of them is a guarantee of ownership or legal title, and none replaces your own searches. Sponsored listings are paid placements and are not a trust signal. Learn more about trust statuses.
Reporting a problem
If something feels wrong, use “Report this listing” on the property page. Reports are confidential and reviewed by our trust and safety team. If you have lost money, report it to the police as well.
